A commercial rekey is planned around the trading day.     Which doors are the landlord's

    In a plaza, an office building or a multi-tenant industrial unit, some doors on your floor plan are not yours to rekey. Corridor doors, electrical and mechanical rooms, shared loading doors and the building's fire exits usually sit on the landlord's master system, and a suite entrance may be required to accept the landlord's key as well as yours. The locksmith sorts the openings into two columns before starting: those the lease puts under your control, which get the new plan, and those that stay as they are or need the property manager's say-so. Where a suite door must accept both a tenant key and the building master, it is pinned to do exactly that.

    Swapping interchangeable cores

    Where the business already runs on interchangeable cores, the door hardware never comes apart. The control key goes into the figure-eight core, turns a few degrees, and the whole core slides out of the lever or padlock in one piece. A freshly combinated core goes in the same way, the operating key is tried, and that door is done. The old cores travel back to the bench to be repinned for another opening or held as spares. This is what makes cores so well suited to businesses with steady turnover: a single control key, kept in the manager's safe rather than on a ring, is all it takes to change a lock.

    Storefront hardware ready for the salt

    Cylinders on a street-facing door live a hard life: slush, salt spray from the sidewalk plough and a dozen freeze-thaw swings a winter. Each cylinder handled during the rekey is cleaned and dressed with the lubricant approved for that model, a dry graphite, PTFE or specified liquid lubricant applied sparingly, since too much graphite can gum a cylinder just as oil traps grit. Keep it that way with a puff of the same lubricant each autumn and a wipe of the key before it goes in on a slushy morning. A set screw snugged, a cam aligned and a bolt that throws fully are part of the handover, so the rekeyed door also locks more cleanly than it did before.

Can the aluminum storefront door on our unit be rekeyed?

Yes. The narrow stile of a storefront door houses a screw-in mortise cylinder secured from the edge, and it unthreads, is repinned and screws back in like any other. What the locksmith watches is the cam: it has to suit the hook or deadbolt mechanism inside the door and sit at the correct depth, or the bolt throws short. Weather-facing cylinders showing salt wear are pointed out so you can decide on replacement.

What happens with our fire exit doors and panic bars?

The outside cylinder on an exit door controls entry only, and it can be rekeyed like any other. The inside stays as it must: one push or one turn, no key, no special knowledge, on the exit door itself and on any door on the way to it. A locksmith will not add a keyed device to the inside of an exit, and will point out one if it already exists.

We are a landlord with a tenant leaving. When should the unit be rekeyed?

Between tenants is the ideal moment: the departing tenant has handed back their keys, the new one has not yet received any, and the unit is empty for the work. The incoming tenant then starts on keys nobody else has held, and the landlord's own master or emergency key is set up at the same time. Where a lease has ended in dispute, the locksmith asks to see the paperwork before changing locks on a unit that still holds a tenant's goods.
